We have attempted since October 2024 to get in touch with them to get the final corrections made to our home. We have not received any return calls. A leak that caused the bathroom cabinet to water log and it’s damaged and no telling what is underneath the cabinet since there was so much moisture. We have a piece of unmatched trim that they said they would bring back out the correct trim and replace, our sliding glass door leaks on the inside in even the lightest rain. Multiple pieces of trim falling. This has been a regret since the day we moved in.
February 10 · Alicia CainBEWARE SHODDY, DECEITFUL BUILDERS. I have 71 issues that WERE DONE BY INCOMPETENT, SHODDY FACTORY WORKERS! Live Oak Homes are the worst, the service department and customer service Tonya and Alison Thompson are in competent. The home didn't come with the utility room cabinets, nor blinds and the 3rd bedroom wasn't carpeted. Alison repeatedly argued with me that the cabinets, nor blinds didn't come with the house. Insulation coming out of duct work, they say that's normal. I have over 22 holes, gouges and slits in my linoleum throughout the house, some they tried to cover up. So they want to put transition bars between rooms with the new flooring. Absolutely not are they doing that to a new home. My home looks more like a foreclosed home than a brand new home! Other option is change the color of my floor to darker color after I have already furnished my house. I had 5 leaks within 7 days, 3 different contractors out, 2 contractors were great. One was bad, he put 2 holes in my fiberglass shower, and put caulk in grout. I WOULD NEVER RECOMMENED LIVE OAK HOMES , they're horrible, they don't care. There is an implied warranty of merchantability when you sign a contract, they try to bully people into thinking you can't file law suits. Yes you can , do your do diligence and research before you believe a word that they say. I will be taking them to court, unless everything is fixed including my flooring with a color that suits my furniture.
July 18 · BRENDA zoppoPurchased a Live Oak Home last year. Sales experience was great, but that’s where the fun stopped. Even though the house was over $150K delivered and setup, the quality and service after the sale was far from satisfactory.We had to call the service team out 4 times before our loose countertop was “properly” fixed. They had to remove the edge veneer to reattach the top, but when they replaced the veneer, it didn’t even go with the pattern of the countertop. Then, they came out a second time, fixed the top better (still out-of-level) and didn’t install the correct veneer.The linoleum flooring that had holes in it were “patched” by ironing another piece of linoleum over it.The shelving units on each side of the TV are definitely not level.There are multiple other concerns, but they wear you out trying to get anything fixed you end up throwing your hands up in the air and just deal with the lack of quality.Bottom line, there are pros and there are cons to buying a manufactured home. The pros are you don’t need to worry about your property taxes going up and the house comes pretty much finished. The cons are quality is not the best and service to fix issues is definitely subpar.Would I do it again - probably not. But then again, who usually buys multiple manufactured homes?

Stove doesn’t work after living in home 70 days!!!! What the hell else is going to happen??!!!Do not buy from Ocala Fl dealers and Live Oak homes!!Just a few photos!!

We moved in less than a year ago after having a Homewood model home built. Called and they said this is not covered by warranty.I’ve got no idea how I’m going to fix this issue without ripping corners down the plaster fracturing and then redoing. Time and cost and fundamentally making changes to my house! This is not going to be a planet fix for someone with my skill set which is moderate. The price we paid we should of had a house built!
